Selling a "Workshop" verses a "Digital Product" as my 1st product?

Hey,  I am sending out messages, BombBomb's, and making some calls this week and I'm wondering if I should start out with selling a "Workshop Day" in the future verses a digital product that I have NOT created yet!  What are your thoughts about that for my 1st "product" to sell?  

Also, how do I know how much to charge?  My ideal buyer would be realtors who are interested in creating passive income through real estate investing and brokerage ownership/revenue share within an up and coming real estate tech company.
